Title Curative Specialist

This role requires an experienced Title Curative relying on their understanding of title underwriting standards and title insurer underwriting guidelines to determine condition of title, and insurability while considering risk and liability. The ideal candidate has a knack for providing resolutions for complex issues while providing exception service to both internal and external clients alike. 
**This role is located on site in Maitland, Florida** Must have 2 yrs minimum clearing residential purchase transactions

Essential Functions:
•Examines title search, researches and resolves title issues and discrepancies on record
•Reviews and clears title reports and/or municipal searches and judgment searches
•Review and determine insurability options for title defects
•Extracts data from title searches, judgments searches and title commitments into client reports
•Determines solutions for clearing title issues and acts on this determination to resolve the title issue
•Performs more complex functions including obtaining releases for prior liens, reviewing divorce decrees, trusts and corporate documents
•Ability to accurately and concisely communicate title clearance status to internal parties, clients and other parties involved in transactions
•Communicate with lienholders or attorneys to negotiate HOA liens, municipal liens or other property liens
•Calculate recording costs for various documents (releases, Notices of Termination, UCC3s, etc.)
•Understand and comply with regulatory requirements for recording
•Timely and accurate sending of recordings to proper counties for recording via e-record and manually
•Prioritize daily work to ensure Client SLA’s are met for each metric assigned during the curative process
•Facilitate review, correction if needed, and delivery of completed documents to client
•Monitor and respond to questions/information from client
•Track and monitor status of recordings through reports to ensure rapid recording of documents
•Assists in title policy retrieval and performs title clearance needed to issue replacement title policies
•Performs other duties as assigned
